So what happens when the landlord has posted an online ad for their rental property and they still get no calls? No landlord wants their rental properties to sit empty. Renters are not going to call the owner unless the ad catches their attention. There are ways to improve the content of the ad and its visual and competitive appeal.
Tip #1: It's all about the Heading.
Over the hundreds of properties listed, possible prospect with look at 2 things, pictures and the Heading. You have less than 5 seconds to catch the attention of the prospect. Property owners must have the ability to label their property with a catchy heading, so that your first impression will get that click.Use short, descriptive, unique words that focus the feature or benefit that the property offers.
Tip #2: Photos or forget it.
A picture is a thousand words and a video is a book. You don't have photos in your article forget a prospect clicking your advertisement. There is no excuse for not having photos, and you really need to rethink your property management position. Our website will allow unlimited photos to be posted. Your property photos should feature the most attractive aspects of their property (whether it be the beautiful hardwood floors, the cool lighting fixtures, or that new washer and dryer).
Tip #3: Less is Not More.
Why would the landlord skimp out on words if they can write a ton of information about their property and it won't cost them anymore than writing just one line? The cost of advertising in a traditional newspaper might limit landlords to just a few lines and using numerous abbreviations, like D/T, N/S, N/P, N/C, and D/D. This is where you the landlord needs to paint a mental picture of the photos of the property to the prospect. You need to give your prospect the mental image of them living there. If they can picture themselves living in your home, you will get the call.
Tip #4: Know Your Customer.
It is important for landlords to have a good understanding of their renter profile. Certain locations and property types tend to attract certain renter profiles and landlords should have an understanding of what is important to them. What's important may be proximity to public transit and schools, very good security, luxury finishes, full-time concierge service, in-suite laundry, utilities that are included in the rent, a lively neighborhood or perhaps a quiet neighborhood. Depending on the renter profile, the landlord may want to emphasize certain property features and benefits in the online property ad.
Tip #5: Check out The Competition.
Ahhh, competition! Competition is good and it will bring out the best product. You should have the understanding of the quantity and quality of other properties, don't fear it. For instance, the landlord may notice that there is an abundance of properties just like theirs, that their price is relatively high or low, that the subject property has the best curb appeal, or that they are the only one offering a negotiable move-in date. Emphasized in your ad, what makes your product better and then the next? Photos, heading, description will all lead for the prospect to pick your add, and buy your product.Your time is valuable and so are your prospects. Do not waste it by listing your property in a half attempt of getting noticed. Do not stay status quo and mirror everyone else. Marketing is a numbers game and you want to generate a lot of interest. The odds of a landlord finding the right renter are improved when an effective ad is written.

Should I hire that Property Management Company? A Landlord has full control over everything that is involved with their investment, and a Management Company oversees the process of managing the investment. There is a lot of responsibility that comes with being a Landlord. To do the job effectively you need to think like a professional property manager. You will be the one depended on for the day to day maintenance, as well as the unexpected things that go wrong. You will also be responsible for filling vacancies, tenant background checks, collecting rent, and advertising. You are in charge of who handles those responsibilities at your investment whether it be you or someone else. Lastly, you will be the one screening and deciding who rents your investment. Management Companies has a lot to offer. They should have a good grasp of current market conditions. Next, they will handle all the maintenance and repairs. After that, the Management Company will be responsible for advertising, tenant screening, customer complaints, and making sure the real estate stays fully occupied. On the other hand, you will be leaving the control of your real estate up to the company. They will be the ones making sure the house stays rented, the up keep is done, as well as handling customer relations. The quality of tenants occupying your investment will also be up to the Company. So the question come down to, do you want more time or come control? The choice is yours.

Renting a timeshare is easy. There are thousands of timeshare owners with weeks to sell all over the world and they're all vying and fighting for your rental dollar. Unfortunately, not all timeshare rentals are created equal. For hints and tips on finding a timeshare rental that's right for you, keep reading. Renting a timeshare through the resort, rather than the owner, means you'll be paying the resort rate. You'll often find you can negotiate a cheaper weekly rental if you can rent owner-direct, saving yourself anywhere from 25-40 percent off your week. Get a Rental Agreement: Ask your timeshare's owner to send you a copy of the reservation before you pay any money. This should come from the timeshare resort/company. To be sure, phone the resort on your own and verify the reservation yourself. Make sure your rental agreement spells out exactly what's included in the rental and what's expected of you as a tenant. If you're still concerned about possible fraud or misrepresentation, ask the landlord to consider using an escrow company. Your rent will then be kept in escrow until after the check-out date, protecting both the landlord and you, the renter. This is one of the busiest timeshare rental websites on the Internet. You can sort and search by location, price, sleeping capacity and dates. You can also read customer and guest reviews of the timeshare and its amenities.
